🏖️ Brunswick County’s residential real estate market closed out 2025 with record-breaking performance

Surpassing $3 billion in total sales and setting new highs in overall residential activity.

“2025 was a truly historic year for Brunswick County real estate, with more than $3 billion in residential sales for the first time ever,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS®. “The consistency we saw in 2025, especially from spring through summer, shows just how strong demand is for homes in our area. It also shows the hard work of over 1,100 BCAR members who represented buyers and sellers throughout the year, selling more than 6,300 homes.”

  • 📈 2025 Year-End Stats

    Total sales volume increased from $2,775,363,415 in 2024 to $3,061,280,408 in 2025. Average sales prices for the year were up 2.3% compared to 2024, from $477,581 to $488,557. Median sales prices increased slightly by 1.6%, from $371,909 to $377,850. New listings increased 11.2%, from 7,816 to 8,692. There were 6,311 homes sold by REALTORS® in 2025, up 7.8% from last year. Of those homes, 2,608 were new construction and 3,703 were resales.

    The luxury market accounted for 425 sales of $1 million or more, including two of $6 million or more on Bald Head Island, one of $5 million or more, and four of $4 million or more. Homes spent an average of 70–85 days on the market, and the absorption rate, which is a measure of the amount of time it would take to sell off all current inventory, hovered between four and five months.

  • 🏠 December 2025 Compared to December 2024

    Residential sales, which typically slow in December, finished 12.2% higher than December 2024, rising from 468 to 525 sales. New listings slightly increased by 2.8%, from 398 to 409. Even with 409 new listings, Brunswick County recorded the lowest number of available listings in seven months, bringing the absorption rate down to just over four months. Pending sales fell below 500, reflecting a typical post-holiday seasonal slowdown.

    Total sales volume increased 19.4% compared to December 2024, from $226,560,696 to $270,456,561. The average sales price rose 6.4%, from $484,104 to $515,155, while the median sales price increased 4.1%, from $370,000 to $385,000. Luxury sales remained strong in December, with 45 homes selling for $1 million or more, including a sale of $4 million or more in Ocean Isle Beach that ranked among the top 10 largest sales of the year.
