🏖️Real Estate Market Blooms in March

Brunswick County’s residential real estate market saw increased activity in March compared to the same time last year. New listings, the number of homes sold, and prices were up. Notably, March saw the most new listings in a single month in over three years.

“As expected, our residential market bloomed as spring rolled in,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS®. “Overall activity was up, and homes spent less time on the market. In fact, 17 of the new listings actually sold within the same month, and most of those were at or above list price. All of this goes to show there are no signs of demand slowing down in Brunswick County.”

  • 📈March 2026 Compared to March 2025

    New listings increased 14.1% in March, from 858 to 979. The number of homes sold was up 2.8%, from 529 to 544. Average sale prices increased 5.6%, from $451,516 to $476,813 and median sales price increased 5.9%, from $361,190 to $382,478. Total sales volume increased 8.6%, from $238,851,928 to $259,386,145.

    Of the 544 homes sold in March 2026, 310 were resales and 234 were new construction. On average, homes sold for 95% of the original list price, with 37 homes selling above list price and 154 at list price. In the luxury market, 32 homes sold for $1 million or more. The four largest sales were for $3 million on Bald Head Island, $2.6 million on Ocean Isle Beach, $1.9 million on Bald Head Island and $1.8 million in Shallotte.

    Year-to-date, new listings increased 9.6% compared to 2025, from 2,231 to 2,445. The number of units sold was up 3.6%, from 1,260 to 1,305. Average sale prices increased 2.6%, from $471,939 to $484,069, and median sale prices rose 4%, from $365,773 to $380,499. Total sales volume increased 6.6%, from $591,221,963 to $630,366,707.
